Treat the condition of the ceiling seriously

Keep away from an area showing bulging, sagging or heavy water collection. Water near electrical fittings needs urgent attention from an appropriate professional. An online enquiry is not an emergency response channel.

Build a timeline

Record whether the stain changes after heating, bathing, rainfall or use of a room above. Photographs taken at different times are useful. Water from a plumbing leak can travel along a joist or service route before it reaches the ceiling surface.

Coordinate access above and below

A meaningful investigation may need entry to both the affected room and the source area. For flat-to-flat leaks, arrange permissions and contacts before the visit so the relevant fittings can be assessed together.

Separate repair from making good

Once the plumbing source is addressed, the ceiling still needs assessment for drying and repair. Stopping the supply of water does not make damaged plaster immediately sound or dry. Reinstatement is outside the residential package.
