Focus first on the condition of the room and any immediate hazards. Tracing the source comes after making the situation safe.
Stay clear of an unsafe area
Keep people away from a bulging, sagging or heavily saturated ceiling. Water near electrical fittings requires urgent professional attention. Do not touch wet electrical equipment or stand under an unstable area. Use appropriate emergency help if there is immediate danger.
Note what happened before it started
A bath emptying, shower use, heating operation or rainfall may be relevant. Tell the occupant of any room or flat above what is happening and arrange access through the responsible person.
Expect water to travel
The visible drip may be some distance from the source. Water can follow joists, service routes or the underside of a floor before it appears below. Simply opening at the stain may not reveal the origin.
Plan the follow-on work
A plumbing repair stops an identified source of new water. Assessment, drying and ceiling reinstatement are separate steps and are excluded from our residential package.
