Tracing is the investigation that narrows where the source is likely to be. Access is the necessary opening or excavation to inspect and reach it. An instrument reading does not remove the need to assess the building and agree how the source can be reached safely.
Explain the practical scope
Before access, the affected surface and likely disruption should be understood. A pipe beneath a timber floor presents a different task from one below concrete or an outside path. Permissions and any specialist building constraints must be resolved as part of planning.
Record the findings
The package includes a Trace & Access report describing the investigation and relevant findings. It can support discussions with an insurer, landlord or property manager. It does not determine insurance cover or authorise a claim on their behalf.
Know what follows
The agreed plumbing repair and testing are included. Drying, plastering, tiling, decoration and other decorative or remedial reinstatement are excluded. Think about those follow-on arrangements when deciding how the property will be put back into use.
