Discuss this problemFollow the water, not just the stain
A stain is a useful starting point, but water may have travelled before becoming visible. We consider the rooms above and alongside it, the pipe routes that can be established and whether the symptoms change when particular fittings are used. Previous repairs and photographs help build that picture.
Choose tests around the property
Moisture readings can show the spread of dampness. Suitable pressure checks can help separate systems, while acoustic listening, thermal imaging or tracer gas may narrow a concealed source. No single instrument answers every question, so findings are compared before an access position is chosen.
Plan the opening
The aim is to avoid unnecessary disruption by making access decisions from evidence. Some opening may still be needed to inspect and repair the source. The type of floor, wall or enclosure and the available permissions affect how that can be done.
Prepare for the investigation
Tell us when the problem started, whether it is constant and what has already been tried. Note nearby bathrooms, kitchens, radiators or outside supplies. Please do not dismantle fixtures simply to prepare for the visit.
