An investigation may need the occupant of the affected flat, the flat above and the person authorised to approve access. Shared supplies, communal services and building rules can also affect the work. Confirm the arrangements before an appointment.
Compare the symptoms in both spaces
The room where water appears may not contain the source. We consider visible moisture, the layout above and whether particular fittings trigger the problem. Permission to test and inspect the relevant areas helps narrow the possibilities.
Agree who instructs the work
Make it clear who is booking, who can approve necessary opening and who receives the findings. A tenant may be able to report the problem but may not have authority to instruct every element of the repair.
Use the report to explain the outcome
Recorded findings help everyone understand what was observed and addressed. The report is not a ruling on legal liability, service-charge allocation or insurance cover.
