Leaks under floors
Timber, concrete and layered floor finishes each change how a concealed pipe leak is investigated and accessed.
Discuss this problemA floor is more than its top layer
Water may spread through a void, insulation or screed before appearing at the surface or an adjacent wall. Floor plans and information about extensions or recent renovations can help explain the routes that concealed pipes may take.
Build enough evidence for access
Pressure testing may establish which system is losing water. Thermal, acoustic or gas detection can then be useful in suitable conditions. The approach depends on the available pipework, floor depth and surface materials.
Keep the repair practical
A targeted opening should allow both inspection and a sound plumbing repair. The smallest possible opening is not always enough to work safely or test the repaired section. The access plan needs to reflect that.
Plan for the finish afterwards
Floor drying and replacement decorative finishes are excluded. Before work, discuss any specialist surface, inaccessible furniture or suspected hazardous material that could change the practical scope.
